Upon receiving executed contract, I will:
• Coordinate opening of the file with title and the buyers lender.
• Introduction emails will be sent to your clients with important dates and deadlines, including a pdf attachment list of critical dates and contacts.
• Introduction email will be sent to the title company and lender to include the executed contract, survey (if applicable) and critical dates.
• Ensure everything is fully executed with dates, initials, signatures and broker information is completed. Submit all required contract documents to broker for compliance in your brokerage compliance software of choice.
• Assist buyers with sending Earnest and Option Funds to the title company. (Only applicable if working with buyer side of transaction.)
• Verify Earnest and Option funds deposited to the title company and obtain receipt from title.
• Ensure the lender, title company, and broker receive any amendments or changes to the contract.
• Confirm inspection has been set up. Assist with scheduling the inspection, if working with buyer side.
• Communicate inspection date and time with all parties.
• Send agent calendar reminders for option period and closing date.
• Keep in contact with the title company and lender throughout the closing process.
• Update deadlines due to any changes in the contract.
• Assist buyer with ordering Home Warranty per contract, if applicable and working with the buyer side.
• Monitor appraisal timeline and completion with the lender.
• Monitor buyers loan status with lender.
• Remind agent to submit Commission Disbursement Authorization or broker preferred commission disbursement method. (If Transaction Manager is submitting the CDA, the form MUST BE received from the broker 2 days prior to closing and approved by agent.)
• Upload all disclosures, documents, and reports into agents online transaction management system as they are received or fully executed throughout the transaction.
• Maintain contact with all parties for updates as well as outstanding items.
• Remind buyers to set up utilities / Remind sellers to disconnect utilities.
• Verify closing with title company and lender.
• Coordinate and confirm final walk-through and closing.
• Schedule signing appointment / remote closing for client and agent.
• Upload Final HUD / CD to online transaction management system for compliance.
• Send client Congratulations email upon funding.

* Fees are paid at closing. If your brokerage allows me on the CDA, I can be paid at the closing table. If you prefer you can pay directly via Zelle or Venmo.
Upon receiving communication for services, I will:
• Send introduction email to clients with detailed list of items I will assist with.
• Create listing in agents preferred software.
• Fill out Listing Agreement and additional disclosures for signatures (Agent to approve prior to sending to clients).
• Order preliminary title / open title with preferred vendor.
• Assist with MLS entry as needed. (Agent MUST complete initial MLS entry).
• Schedule photography.
• Order sign installation.
• Add all required completed disclosures to MLS.
• Send client copies of all documents.

In the unfortunate event the contract terminates, l will:
• Prepare release of earnest funds and termination notice documents for signatures.
• Ensure all parties receive copies of completed documents.
• Confirm earnest refund is completed by the title company.
* If the contract terminates at option period there is a $50. If the contract terminates at appraisal or financing $100 fee applied.
* Payment options include Zelle or Venmo
• Negotiate any repairs, and approve any changes to the contract.
• Provide lender contact information, if applicable.
• Provide client contact information.
• Verify/Approve CDA and Preliminary HUD for accuracy.
• Review Title Commitment for any additional items needed.
I will NOT negotiate any repairs requests or submit offers to listing agent.
